Issues

  • Does not provide a safe, walkable area for students/residents/bicyclists

  • Not enough parking—plan allows only allows 1.1 parking spaces per residential unit 

  • Does not provide a guaranteed public event space 

  • Mostly concrete-provides very little green space

  • Too tall-the 3 largest buildings are over twice the height of the tallest surrounding buildings

  • Funded by tax breaks-the city has sought Brownfield Authority designation which could allow Tax Increment Financing reducing the amount of taxes the developer pays in the future.

  • Does not provide affordable housing for young families or senior citizens (developer offered 14 “affordable” units contingent on receiving tax rebates) 

  • Introduces significant new traffic at Wealthy St/High School Pool/Chase Bank intersection

  • All traffic from 147 residences and 30,000 sq ft of new commercial flows through 3 already congested intersections.

  • Brings added chemicals to the watershed of the lake and nature areas directly across the street 

  • Renderings of the project do not provide any architectural details that would suggest an effort to harmonize with the quaint, historical residential and commercial neighborhood 

  • Does not support our existing Gaslight Village restaurants and merchants - it will compete against them
